Where Tulsa roofs actually leak
After years of storms the failure points repeat. Rubber pipe boots dry out and split in Oklahoma sun, often within ten years, and they sit right above bathrooms and kitchens. Step flashing where a roof runs into a brick wall or a dormer gets reused during a cheap reroof and fails at the seam. Valleys on cut up South Tulsa roofs carry the water from two slopes at once, so a nail through the valley metal turns into a leak the first time it rains hard. Chimney counter flashing pulls out of mortar joints as the masonry weathers. Satellite dish brackets and old swamp cooler penetrations leak for years before anyone notices.
Finding the cause instead of chasing the stain
Water does not fall straight down. It lands on the deck, runs along the underside of the sheathing, crosses a rafter and drops wherever it finds an opening. That is why the wet spot on your ceiling is often nowhere near the hole. We start in the attic with a light, look for the darkened rafter or the trail of mineral staining, then work uphill until we reach the point of entry. Then we go on the roof and confirm it from the top side.
What a proper repair includes
Shingles get lifted with a flat bar so the nails come out cleanly, and they go back with new nails and hand sealing where the factory strip has been broken. New flashing is installed rather than bent back into place. Pipe boots are replaced with a full boot, and on older homes we often step up to a lead or a two piece metal boot that will outlast the rubber. Sealant is a finishing detail on a repair, never the repair itself.
Storm damage repairs and your insurance
If wind stripped shingles off your rake edge or hail bruised one slope, that may be a claim. We will photograph it the same way an adjuster does and tell you honestly whether the damage is worth filing for, because a claim on a $600 repair with a $2,000 deductible does you no good. Anything we find is written down either way.
Ranch homes and low slope sections
Plenty of 1950s to 1970s Midtown ranches have a low slope section over a porch, a carport or a rear addition, sometimes as shallow as 2/12. Standard shingles are not rated for that pitch and will leak no matter how neatly they are laid. Those sections need a rolled modified bitumen or a single ply membrane. If your recurring leak is over an addition, this is usually the reason.

Some roofs are finished. Mat showing through across whole slopes, brittle shingles that crack when lifted, or decking that flexes underfoot all mean a repair is throwing money at the problem. We will show you the photos and let you decide, with no pressure to book anything that day.
